The American Institute of Architects has reported a 59% change in the number of home builders in the U.S. featuring smaller scale houses and those trends are only reflecting the market tendency of buyers preferring little houses.

As the latest financial tsunami rolled across the economic landscape in late 2007, many home buyers and builders read the writing on the wall and started choosing little homes over the giant homes of the prior years. With the lack of money came a desire for a little home that worked and the square footage average dropped by over 300 square feet.

Many of the newer residences are even being built from salvage parts further reducing their costs. Old barns and residences that are being torn down have supplied many materials that can be used again for the builders who are constructing little houses.

The comparatively low price of 40-90 thousand dollars for a little home illustrates their true value, especially when viewed in the light of homeowners still receiving luxuries like moder residences.

The small houses one California builder makes can be put on a foundation or on wheels. He sells plans for a little under $999 and builds mobile, small residences for around thirty thousands dollars. He says that building a small home is similar to having a suit taylored to fit. Since it is a custom home, every plan has specific inclusions that are important to the home owners. Many of his home plans feature "old" construction items such as built in cabinets and multiple use spaces.

With a smaller scale portion of your building lot taken up by the building, you can use more of it to grow tomatoes, raise goats or other pets, or any other recreational pursuit you may choose. Putting up that extra concreate pad for a basketball hoop may even be a reality!
