The recession has created an interesting tendency in real estate construction, little homes that are more affordable and more energy efficient. It is reported that nearly 60% of the builders in the United States are building smaller scale houses, by the American Institute of Architects, and the higher demand for such construction is reinforced by the reduction in other costs of housing.

As everyones IRSs hit the skids in early 2008, so did the demand for larger houses causing a lot of the chaos still being ironed out in the real estate market. The average square foot in houses shriveled about 10% right away and has continued to decline since then.

Expeneses are often being reduced on these little residences by using part from other residences or outbuildings again in their construction. Old barns and houses that are being torn down have supplied many materials that can be used again for the builders who are constructing smaller scale residences.

The comparatively low price of 40-90 thousand dollars for a little home illustrates their true value, especially when viewed in the light of homeowners still receiving luxuries like moder houses.

One builder in California builds and sells small houses, both on wheels and on foundations. The retail costs for his plans are around one thousand dollars and they are constructed for the mid thirties. He relates constructing a small home to tailoring a suit. Each plan has the homeowner in mind and is adapted to fit any specific desire or need they may express. Given the limited amount of space, many of the small residences have built-in space saving features and can store as much as larger homes.

When big businesses like Home Depot and Lowe's get into the business of selling home kits, you know that it is becoming a growing tendency.

Given the tendency of people with extra room to accumulate more stuff, the little home size helps many people deal with the materialist nature we all tend to have. Many homeowners are taking those exact thoughts to heart and exchanging their energy "McMansions" for smaller scale, if not more humble houses.

Just because it is a smaller scale home does not mean that you have to go without some modern luxuries that definitely improve your life. The appliances in the smaller houses do not have to scaled down due to the incorporation of double door refirgereators and claw foot tubs. The green homes angle is one that cannot be overlooked in terms of a little home size either.

Since the smaller residences have a lower energy bill and a reduced mortgage payment, it is not hard to tell you why the trends are what they are. little home favor lower ceilling heights that make energy efficiency easier. With fewer square feet in the floorplan, smaller scale residences require less energy to either heat or cool them off so you can save on your energy costs in a big way with them.

Not only can you save on your energy costs but you can also save in regard to the way you use your building lot. Given that a little footprint on the lot will allow for more room to grow gardens, put up gazebos and landscaping. Putting up that extra concreate pad for a basketball hoop may even be a reality!
